Is PAT testing a legal requirement for landlords?
The honest answer is no in England, but there are three situations where you will need it anyway.

Liverpool selective licensing and the electrical checks it needs
One of the biggest licensing schemes in the country, and an in date EICR is part of the conditions.
How often should I have my electrics tested?
For a rented property it is at least every five years, or sooner if the report itself says so. If you own and live in the house there is no legal interval, but every ten years is the sensible mark and we would say sooner than that if the board still has rewireable fuses in it. Commercial premises vary depending on the type of building, and we will tell you the right interval when we quote.
What does an EICR actually cost in Liverpool?
It depends almost entirely on how many circuits are in the fuseboard. A small flat with six circuits sits at the bottom of the range and a large HMO with fifteen or more sits at the top. The quickest way to a proper price is to upload a photo of your board on this page, and we will come back with a fixed figure rather than a guess.
Can you do emergency electrical call outs?
Yes, across Liverpool and the wider Merseyside area for power failures, faults or damage that needs sorting straight away. If you are a landlord and a tenant has lost power, ring rather than email and we will get somebody out.
What certification do you provide after testing?
You get a full Electrical Installation Condition Report after every inspection. It certifies the safety status of the installation, lists anything coded C1, C2 or C3 and sets out what we recommend doing about it. We are NAPIT approved, so the certificate is issued and registered through NAPIT and it is accepted by councils, letting agents and insurers.
My lights dim when I use appliances, what should I do?
That usually points at an overloaded or weak supply into the property. It wants load testing to compare what the house is actually drawing against what the supply can give it. Sometimes the fix is extra circuits, sometimes a bigger supply, and occasionally it turns out to be a loose connection that needs sorting quickly. Either way it is worth a look.
Do you cover the Wirral and St Helens as well as Liverpool?
We do. Liverpool is where most of the work is, but we are over the water on the Wirral regularly and out to St Helens, Haydock and Billinge too. For testing contracts on a portfolio or a block we will travel further than that, so it is worth asking.
